Where required by applicable Dubai real estate regulations, advertisements and property listings may be subject to applicable advertising permits and regulatory requirements.

Where an applicable property advertisement includes a permit number or regulatory verification information, users should verify the relevant information through the appropriate Dubai Land Department or RERA channels before entering into a transaction.

Dubai Land Department provides services through which customers can verify real estate licences and permits.

Nothing in these Terms limits or replaces any rights or protections provided to consumers under mandatory UAE or Dubai legislation.

4. No Guarantee of Availability or Transaction

Displaying a property on the Site does not guarantee that Aresha will be able to arrange a viewing, negotiate a transaction, or complete a sale, purchase, lease, or other transaction.

Property availability, pricing, transaction terms, ownership, approvals, financing, and other conditions may depend on property owners, landlords, developers, purchasers, tenants, financial institutions, government authorities, and other third parties.

Any transaction remains subject to the applicable contractual documents, approvals, due diligence, and legal and regulatory requirements.
